Imposing new obligations on private landlords may not improve the sector

The government (whether left or right) needs the private sector to build much needed homes and the proposed rent controls and other measures will reduce the incentive for development, whether directly by reduced rent or indirectly through reduced yields.

Plans by the Labour Party would threaten to close down the private rented sector according to the RLA.
