COVID-19 does not mean you are not required to pay rent

Interesting read for both landlords and tenants, and important for both parties to engage with each other regarding a possible rent holiday. In my view, landlords won't want to/be in a position to give rent holidays if they are not given a mortgage holiday and/or concessions on council tax.

From speaking with a client a few days ago (which is a landlord), it appears there is a concern that tenants are trying to use the pandemic as a reason not to pay rent or obtain a discount on rent in circumstances where their income has not been affected. 

Of course there will be a number of tenants whose jobs will have been affected by the the pandemic, and will therefore have been placed on furlough. My suggestion to landlords is to make sure they have all the facts, and be sympathetic towards their tenants in these uncertain times.  Ask your tenants to provide you with evidence they have been placed on furlough and confirmation from their employer that they have applied for the government grant. This way, you know your tenant's request is genuine.
