The Government 'How to Rent' Guide has been updated this month. Residential landlords and agents in England need to make sure they are giving the current version to new tenants of AST lettings. Procedurally, it forms part of the prescribed information that must be provided otherwise a s.21 notice cannot be served. Serving an old version of the guide will not do. Buyers of residential property subject to ASTs will need to take this change into account when checking replies to pre-contract enquiries.

This guide is for tenants and landlords in the private rented sector to help them understand their rights and responsibilities. It provides a checklist and more detailed information on each stage of the process, including: • what to look out for before renting • living in a rented home • what happens at the end of a tenancy • what to do if things go wrong
